Although no guarantee, you can generally expect typical cost savings of approximately 10 to 15% with Genesis Homes versus building the same site-built home. The time and cost savings of off-site construction is the real benefit, giving builders an opportunity to build and sell more homes and drive profits significantly. What building codes apply to Genesis off-site constructed homes? Most off-site construction homes are built to the same state and local building codes as site-built homes. Genesis Homes will build to most codes -- if it will meet the needs of its builder and developer partners. Is the quality of a Genesis home consistent with a traditional site-built home? Genesis offers the same or even better construction than a site-built home. Genesis homes are actually built with more raw materials than traditional site-built homes in order to withstand transporting. Materials are protected and stored in a climate-controlled environment, and there are tighter quality controls, more frequent and more disciplined inspections by third-party engineer and State building inspectors. Numerous inspections and tests and quality materials throughout ensure all Genesis Homes meet or surpass the quality you would find in a traditional site-built home. Who sets these homes up on-site? Genesis Homes manages many of its own experienced setting crews to handle the final on-site construction process at your lot. For times when Genesis contracts with a crew from outside the company, Genesis Homes has put training systems in place to ensure the quality of work they do on site. Genesis Homes' builder and developer partners are also invited to use the training systems to train their own crews, should they choose to set the homes themselves. Who are your primary suppliers? We work with only the best name brands in the building industry. Our suppliers include: Moen®, GE®, Johns Manville and Merillat to name a few. How long would it take to get a new Genesis home? Typically, Genesis Homes are built within 90 days, from their start to finish inside off-site construction facilities, through their rough set and final finish on site. Genesis Homes are built faster because they are constructed indoors by a dedicated workforce and are not subject to the usual weather delays or material shortages. What type of design flexibility does Genesis offer? With styling in mind, Genesis offers several models to select from, with virtually limitless design opportunities. How are off-site constructed homes appraised? There should be no difference in the appraisal value of a modular home as compared to a site built home. The home is built to the same code and could have the same design features. In fact, Marshall & Swifts "Residential Cost Handbook," the "bible" for appraisers nationwide, clearly states that modular homes should be appraised according to the same costs as site-built residences. How are off-site constructed homes financed? Off-site constructed homes are financed the same way site-built homes are financed: first with a construction loan to the builder who ultimately sells the home to the buyer, then with a mortgage from a financing company or bank.
